Sandwich Road, Sholden – Richborough

Pinnacle was instructed by Richborough to prepare and submit an outline planning application for 110 new homes on a greenfield site on the edge of Deal, Kent. We were able to successfully argue that the settlement boundary policies were out of date and counter landscape impact concerns initially raised by Planning Committee Members. Outline planning permission was granted 30 March 2022.

In May 2022 Pinnacle prepared and submitted an outline application for a second phase, comprising an additional 155 new homes. After appealing against non-determination, the appeal was allowed by way of a public inquiry in May 2023. The Inspector agreed with our evidence on affordable housing noting that the shortfall was “enormous”.
